In Andorra, the standard estate agent’s commission is between 3% and 5% of the sale price. This commission is usually paid by the seller, although this may vary depending on the agreement.

Additional expenses to consider

ITP exemption for residents

Example For a purchase of €500,000, a foreigner buying a first home would pay an additional €30,000 (6%) on this tax alone, plus the ITP of 4% (€20,000). Approximate total cost for foreign buyers: around 10.5% of the purchase price for a first home, and up to 14.5% for a second home.
Purchase limits (from April 2025): foreign investors may only acquire a maximum of 2 flats/apartments (with up to 3 parking spaces and 3 storage rooms each), or 1 detached house or plot of land to build one. They cannot purchase properties for tourist/holiday use or for speculative resale. The tax relief only applies if the property is used for affordable regular residential rental for a minimum of 10 years; market-rate rental does not entitle the buyer to this relief.
